About Cotra
We believe value in real estate is created on site, and that investors are best served by an owner who runs every property as if it plans to stay.

Our approach
Level 01 · Our approach
Too often, capital decisions are made far from the property, and operations are treated as an afterthought. Cotra brings the two together. Our investment professionals and property teams work side by side, from underwriting through disposition, so that every business plan is grounded in operating reality.
Level 02 · Mission
To acquire, develop, and operate real estate that people are glad to live in, work in, and visit, and to create durable value for our investors through disciplined underwriting, thoughtful repositioning, and excellent day-to-day operations.
For institutional investors, capital partners, and the communities we serve, Cotra is the real estate operator that pairs institutional portfolio management with hands-on property operations, so that every asset is underwritten with rigor, run with care, and positioned to deliver consistent risk-adjusted returns.
Level 03 · Our values
We manage capital and property as long-term owners, not short-term traders.
We report plainly, keep commitments, and tell partners what they need to know when they need to know it.
Value is created on site, one lease, work order, and capital project at a time.
Well-run properties are the foundation of every return we generate.
Our communities are open to everyone, and we treat our fair housing obligations as a core responsibility.
The Cotra family succeeds when platforms share knowledge, talent, and best practices.
Level 04 · Leadership
Chief Executive Officer Alexandra Pohl chairs Cotra’s investment committee, with Chief Operating Officer William Pohl III as Co-Chair. Together they approve every acquisition, development and disposition across the eight platforms. They are joined by Suebina Wong, Chief of Staff; McCory King, Head of Investor Relations; Joe Tobin, Head of Research; and Julia Tripline, Office Manager.

Alexandra Pohl
Co-Founder and Chief Executive Officer · Chair, Investment Committee
“Real estate is won by the operator, not the deal.”
Alexandra Pohl is the Chief Executive Officer of Cotra, the parent company of eight real estate platforms. She leads Cotra on the conviction that real estate is won by the operator, not the deal: the best returns come from buildings that are run well for the people who live and work in them.
Raised in a real estate family, Alexandra built early mastery in capital strategy and asset performance. She earned dual undergraduate degrees in Business Management and Exercise Science, competing as a Hall of Fame dual-sport NAIA D1 athlete, then deepened her competitive discipline through martial arts and an MBA in Global Business Management.
In the private sector, she spent seven-plus years at Toyota and Danfoss applying lean and TPS methodologies to complex multi-site operations: at Toyota she compressed project timelines and eliminated workflow waste; at Danfoss she standardized KPIs and tightened variance-to-budget across international programs. She then spent eight-plus years in senior U.S. federal leadership on regulatory and infrastructure matters, and has personally directed $300 million or more in development and capital programs. At Cotra, those disciplines drive how every property is developed, managed and reported.
Alexandra runs Cotra’s eight platforms on one operating spine: a written business plan for every asset, the same monthly reporting across every property – occupancy, rent growth, operating margin, capital spend against budget and resident satisfaction – and one set of controls from acquisition to disposition. Growth follows what the numbers prove.
Hallmarks of leadership
Eight Platforms, One Standard
Alexandra holds every Cotra platform, from affordable housing to Class A office, to the same reporting, controls and service standard.
Investor Alignment
She reports to investors the way she reports an operating asset – same metrics, same cadence, same candor. Expectations are written down before capital is committed, and no one is surprised at the board table.
Public-Minded Leadership
The communities Cotra owns and operates house and care for people. Running them well means safer buildings, more reliable service and stronger communities.
Global Mindset, Local Execution
Alexandra brings a global lens on markets and capital, then executes locally through hands-on partnership with every team.
Alexandra’s profit-with-purpose ethos holds that well-run businesses create value for the people they serve, the teams that run them and the capital partners who back them – simultaneously. Outside the boardroom, she channels that ethos through her lifelong passion for animal rescue, supporting shelters and rescue organizations because she believes leadership is measured not only by returns but by the lives improved along the way.

William Pohl III
Co-Founder and Chief Operating Officer · Co-Chair, Investment Committee
“One good house can lift a whole street. Cotra does that one community at a time.”
William Pohl III is the Chief Operating Officer of Cotra, the parent company of eight real estate platforms, from affordable housing and single-family development to office, venues, self-storage and property management. Cotra is the work William has done his whole career: buying, building and repositioning communities into places people want to live.
William grew up in Cincinnati, Ohio, watching his father build one business after another: a CPA firm, real estate companies, a roofing company and a collector car dealership. His father gave him one rule he still runs on – never quitting gives you an advantage over 99% of the people.
He earned a bachelor’s degree in business administration from American Public University and joined his father’s firm, Trustpoint Financial Corp., in 2001 as a project manager on job sites across the eastern United States. By 2005 he was Managing Partner, running the firm’s residential real estate funds, and through the 2008 collapse he kept building, bought while others sold, gave investors the hard truth before they had to ask and kept his team together.
He went on to found Tetra Homes Inc. in single-family (2011 to 2015) and Majorwave Corp. in multifamily (2015 to 2021), acquiring whole neighborhoods and multifamily communities and repositioning them into places people wanted to live. Over two decades, his 20 residential real estate funds and his companies delivered more than 10,000 homes and apartments across eight states and Washington, D.C., and he never ran a team larger than 25 people. Cotra carries that same playbook – buy whole communities, reposition them and run them well – across its eight platforms.
William leads Cotra’s operations from the job site up. He knows what a building costs to fix before it is bought, owns the construction schedule and budget, and keeps development and management teams small, senior and accountable. When a market turns, he does what he did in 2008: keeps building, protects investors and keeps the team together.
Hallmarks of leadership
Total Ownership
William takes ownership of whatever the work needs, from the first site walk to the last line of the budget.
Community Builder
The project William is proudest of is one house in Loveland, Ohio, that he took down to the studs and rebuilt. One good house lifted a whole street – the idea behind every Cotra community.
People First
He backs people before plans. A strong plan in the wrong hands stalls; the right team finds a way. He looks for hustle, grit and honesty, and he gives the same back.
Built Through the Cycle
He built through the 2008 housing collapse, bought while others sold, protected investors and kept his team together – the steadiness he brings when a market turns.
Lean Teams, Outsized Output
More than 10,000 homes and apartments delivered without ever running a team larger than 25 people.
William’s advice to every team he leads is his father’s: don’t quit. Outside the office, he rescues dogs – Bleu, Willow, Ghost and Cookie – and supports animal rescue, grows exotic fruit trees that have no business surviving an Ohio winter, and builds AI systems and websites late at night.
His four rescue dogs

Suebina Wong knows real estate from the ground up. Before becoming Chief of Staff at Cotra, she held a place among America’s top-ranked real estate agents five years running, working acquisitions, new-market entry, and repositioning in the country’s hardest-fought metropolitan markets. She understands how a property is found, bought, and repositioned, which is the heart of what Cotra does across its eight platforms and its own multifamily communities.
That career followed twelve years of service in American intelligence. On active Army duty for six of those years, Suebina was a Senior SIGINT Geospatial Analyst and mission team lead; her team’s work supported the missions in Iraq (Iraqi Freedom and New Dawn) and Afghanistan (Enduring Freedom and Resolute Support). She turned ambiguous information into workable plans under operational pressure, then trained upward of a thousand intelligence professionals for the U.S. Government.
At Cotra, Suebina works directly with Alexandra Pohl, Chief Executive Officer. She keeps the company’s priorities and leadership calendar on track, prepares the Investment Committee, and runs the monthly reporting reviews that hold every property to a written plan. She is also the day-to-day connection between the Office of the CEO, Cotra’s offices in Dallas, Washington, D.C., and Houston, and the leaders of Civic, Meadows, Plaza, Spotlight, Revive, Harbor, Ridge, and Cornerstone.
In real estate, investors want to know what is happening at the property, not just in the portfolio. McCory King, Head of Investor Relations at Cotra, makes sure they do. Cotra develops and operates real estate through eight platforms (Civic, Meadows, Plaza, Spotlight, Revive, Harbor, Ridge, and Cornerstone) and its own portfolio of multifamily communities, and every building runs to a written plan. McCory turns those plans, and the monthly results measured against them, into reporting investors can read quickly and trust.
He reports to William Pohl III, Chief Operating Officer, and works alongside Alexandra Pohl, Chief Executive Officer. He leads Cotra’s relationships with limited partners, family offices, institutional allocators, and other capital partners, covering investor engagement, due diligence, capital-raising initiatives, and portfolio communications.
McCory has two decades of experience in financial services, strategic operations, risk management, and technology. At Bank of America he handled treasury-services accounts for Fortune 500 companies and state governments, and as a Foreign Service Officer with the U.S. Department of State he led sensitive, high-consequence efforts that called for careful judgment and steady communication with senior leaders. Both roles taught him that trust is earned through transparency and follow-through, the principle at the center of his work with Cotra’s investors.
He studied communications at Old Dominion University, earning a Bachelor of Science, and later completed a Master of Science in Intelligence Management at the University of Maryland Global Campus.
Joe Tobin is Head of Research at Cotra, which develops and operates real estate through its own multifamily communities and eight platforms: Civic, Meadows, Plaza, Spotlight, Revive, Harbor, Ridge, and Cornerstone. He reports to William Pohl III, Chief Operating Officer, and works with Alexandra Pohl, Chief Executive Officer.
Every Cotra building runs to a written plan, and Joe supplies the evidence those plans start from: market studies, rent and occupancy comparables, supply and demand data, and the return models behind each acquisition and development. He gives each platform a consistent research base so that decisions about where to build and what to buy can be compared side by side.
For Cotra Spotlight, which owns and operates entertainment venues and live events, Joe brings firsthand knowledge of the business. He has spent 12 years on the national sports entertainment circuit, producing and directing live events nationwide and abroad, developing performers (some of whom went on to national television contracts), and crafting marketing that drove audience growth and merchandise sales. His analytical discipline comes from a decade in biotechnology, where as lead manufacturer and department supervisor in gene and cell therapy protein purification he led a department that oversaw more than 20 drug molecules for critically ill patients.
He studied biochemistry at Towson University and graduated with honors in 2015. Joe’s interests outside work include bodybuilding, paddleboarding, and epoxy resin art.
Julia Tripline is Office Manager at Cotra, which develops and operates real estate through its own multifamily communities and eight platforms: Civic, Meadows, Plaza, Spotlight, Revive, Harbor, Ridge, and Cornerstone. She reports to William Pohl III, Chief Operating Officer, and supports Alexandra Pohl, Chief Executive Officer.
A developer with eight platforms keeps its leaders moving between sites, partners, and approvals. Julia keeps the home office steady while they do. She runs the front desk and the main line, welcomes partners and visitors, manages office vendors, supplies, and facilities, and, as assistant to the Chief Executive Officer and the Chief Operating Officer, coordinates their schedules, travel, and expenses so that site visits and partner meetings line up across every platform. She also coordinates IT and equipment for the office and leads onboarding for new team members.
Coordination across organizations is where Julia built her career. During more than eight years as an Air Force professional in executive aviation, global operations, and program management, she supported senior national and military leaders through domestic and international operations, adapting as needs changed and keeping work on track under pressure. Many of those assignments took place in sensitive environments that demanded discretion, sound judgment, and precision.
In leadership and instructional roles she managed training and qualification programs for hundreds of personnel, and she helped senior leaders put organizational improvements in place, including a new aviation career field. Like a building project, that work depended on a clear plan, steady follow-through, and many people working from the same schedule, which is how Julia runs Cotra’s office.
Julia’s degrees are a Bachelor of Science in Cultural Anthropology and an Associate of Science in Space Technology, and she is now studying for a Master of Science in Intelligence Management. She is from Oregon and spends her free time running, baking, traveling, and outdoors with her two dogs.
Level 05 · Governance
Cotra’s Board of Managers provides governance and organizational support as the company grows. Written policies govern valuation, allocation, conflicts of interest, and risk management, and every investment moves through a defined investment committee process.
Cotra platform names are brand names. Contracts, leases, and filings name Cotra LLC and its affiliates.
